We tailor our service levels specifically to meet the requirements of each site, with a firm belief that planned preventative maintenance is the key to minimum disruption to the site comfort conditions.
Most of our customers take advantage of having a contract based service agreement. This provides your site personnel with the reassurance that the controls in your building are regularly maintained and that they have a priority when a fault or problem happens. Down time is therefore kept to a minimum and we can offer discounts off manufacturers list prices for any parts requires. We are flexible in suiting a maintenance program to specific needs but generally our service contracts are fall into the following categories:

Most modern BEMS systems have the ability to be accessed from either LAN based modems or PC based software. We are able to use these functions to diagnose and rectify some faults even without the need to visit the site. This reduces down time and offers greater peace of mind to the client, preventing unnecessary call outs to site. Should a visit prove to be necessary the engineer attending will have advance information regarding the fault.
ENERGY MONITORING AND TARGETING
It is now a vital part of any business or department to take responsibility for its carbon footprint. As part of the service package we provide an option where we plot the site consumption data either from supplier data or local readings and target energy savings. When this is done on a continual basis it keeps track of the normal consumption trend, and would flag up any “off nominal” occurrences. This can help avoid problems going undetected. Where sub-metering is used the data can be used at a higher resolution ie half-hourly to pinpoint the cause of any high consumer so that action can be taken. This option can easily make significant cost savings and is a visible commitment to a green policy within any organisation.
INTEGRATED METERING SYSTEMS
PKControls Ltd can install pulsed output meters onto your gas, water and electricity supplies(through our specialist sub-contractors)allowing meter pulse monitoring to be commissioned onto your existing or new BEMS System and the data collected. Many sites can benefit from having sub-metering installed to identify the highest consumers and target those areas for energy saving strategies. Periods of high consumption can be flagged immediately, rather than after the event which is often too late. Most BEMS systems can be programmed to produce automatic reports for consumptions, or create data files to be used in 3rd party software. Landlords can make use of this data for a simple division of utility bills to tenants, or assigning energy costs by department.
TEMPERATURE AND HUMIDITY DATA LOGGING
We offer a service of providing and positioning calibrated data loggers to monitor conditions around your building independently of the control system. This means that specific problem areas can be monitored without moving control sensors around. Sites with only basic or no control systems can also take advantage of this. After the monitoring period we collate all the data and present it in graphical and tabular format. This information can be useful when building a case for upgrading site services or for health and safety records. Temperature and humidity logging can also be used to check the operation of an existing control system to identify if the system is optimising on/off correctly and that the system controls correctly during occupancy periods. This can be used as part of your energy saving schemes
CONTROL PANEL DESIGN, BUILD AND COMMISSIONING
The basis of any good control system relies on the right controls for the right job. Being independent of the manufacturers gives us the freedom to provide the most suitable system for your needs. We are not limited to using any particular brand of controls so will always be able to select the system that fits best. This can range from a simple discrete control panel right through to an entire BMS installation, enabling most budgets to be catered for. Our in-house team is highly skilled in the engineering and commissioning of controls. The end result can therefore provide many years of reliable service.
THERMAL IMAGING FOR HEAT LOSS AND FAULT DIAGNOSIS
PK Controls Ltd can photograph your site using thermal imaging technology. This will highlight any thermal losses within the building. Once this data has been collected recommendations can be made to reduce your energy consumption by targeting these areas. The first image to the right is a sample photograph showing heat loss through the building itself. Thermal imaging has many useful applications.
The second thermal imaging picture to the right shows heat being generated on a three phase distribution board identifying potentially undetected problems. This could be caused by faults such as circuit overload or poor connections.
